Does your agent have the skills of a surgeon?
I remember attending a training session with what I believe is the best real estate coach in Australasia back in 2018. The highlight was when he said that unless you are as skilled as a surgeon, auction should be your go-to method for advising clients on the sale. He's a big promoter of auctions, given his experience as an auctioneer and one of the most successful real estate franchisees in Australasia.
I was fascinated by his knowledge and still apply what I learned in my real estate business and all my auction campaigns. However, I do regret not adapting sooner when the market started to drop in early 2022.
I was convinced that auction was bulletproof, but my experience showed otherwise. Now, looking back at his comment about needing surgeon-level skills for other methods of sale, it makes total sense. Compared to other methods like Tender, Deadline sale, price by negotiation, or asking price, auction is more straightforward. To skillfully apply these methods, I agree that it requires experience, skills, and judgment. I'm not saying that auctions don't require skills or experience, but in comparison, the other methods are much more complex and harder to execute. Unfortunately, salespersons/agents often mistake complexity for ineffectiveness.
In conclusion, while auctions can be a powerful method of sale in the right hands, it's essential to recognize that other sales methods also have their merits. Real estate transactions are intricate processes, and each situation may call for a different approach. As consumers, it's crucial to work with knowledgeable and experienced agents who can skillfully guide us through the various methods and help us make informed decisions. By continually honing our skills and staying open to different approaches, we can better serve our clients and achieve successful outcomes in any market condition.
