Why winter is a good time to sell!
I have often heard clients hesitating or not wanting to sell due to the winter season. There is a perception that spring and summer are the prime seasons for buying and selling real estate. This perception is often influenced by the idea that properties look their best when gardens are in bloom and the weather is more conducive to outdoor activities.
However, I have never met a buyer who doesn't want to buy because it's winter in my (close to) eight years in this industry.
In my opinion, there are many advantages of selling in winter and our current listings are certainly performing well in open home attendee numbers. Let me discuss further why this myth should be dispelled.
Here are just a few reasons why it's a great idea to sell right now in the middle of winter!
Reduced Competition: Winter is typically a slower season for real estate, as many sellers prefer to list their properties during the spring and summer months. With fewer properties on the market, your listing stands out more and is in a good position to attract serious buyers. The lack of opportunities available often means buyers have no choice but to pay premium to compete in a limited supply market.
Serious Buyers: Those actively searching for a home during the winter months are often highly motivated. They may need to relocate due to work, family reasons, or other circumstances, making them more likely to make an offer if they find a suitable property.
OCR rates: House prices have stabilised in recent months and the Committee noted that the outlook for the housing market has become more balanced. Higher net migration is supporting demand for housing and inflation pressures are easing.
